When a group of hands-on owners enlisted our help to renovate 33 apartment units, sdPM immediately got to work. We curated and vetted a trusted network of contractors and subcontractors, establishing and maintaining high-quality standards throughout the project. By collaborating closely with general contractors, we successfully negotiated mutually beneficial budgets, minimized construction uncertainties, and provided clients with real-time solutions and insights.
Owners completed 33 full-scale, to the stud remodels within 12 months.
By emphasizing a clearly defined product deliverable, sdPM streamlined the administrative and construction processes simultaneously. Addressing work methods and resolving questions directly with general contractors allowed the client to focus only on key decisions, fostering a smooth and efficient team dynamic.

When the owner of a commercial shopping center found out they were getting sued, sdPM jumped into action. We compiled research by consulting multiple experts on ADA compliance, ensuring codes were met without snowballing the scope into compliance of the entire premises. By utilizing our extensive code knowledge, we successfully developed the scope of work, micro-phased the project to minimize disruption to the center's business tenants and efficiently alleviated our client's liability.
An ADA violation was dropped after sdPM resolved a trip hazard from broken concrete.
By relying on sdPM's industry knowledge coupled with connections to the right consultants, we delivered the exact scope of work necessary in a complex and sensitive situation. Re-configuring and re-pouring the parking area allowed for the installation of a new wheelchair ramp, resulting in proper ADA access at the shopping center's main entrance.

When a subcontracted interior designer abruptly left the project, leaving custom finishes and fixtures unfulfilled, sdPM mobilized a collaborative effort to keep the project on track. With the risk of project cancellation looming, the team remained calm and confident. By re-selecting contractor-grade materials that visually aligned with the original specifications, the team preserved the project’s vision. Ownership purchased the remaining materials directly.
sdPM delivered the final product without the need to rebid the entire contract, safeguarding both the client’s goals and the general contractor’s material costs.
sdPM approved equivalent materials and released non-critical details within the scope, ensuring the project’s cost baseline remained intact. By identifying small areas for compromise, the contractor gained the flexibility needed to stay on budget and retain the awarded contract.

When a 1970s La Jolla cottage was ready for a modern transformation, sdPM was enlisted to bring the vision to life. The main challenge? The refrigerator was the first thing you saw upon entering the home, and the small kitchen left no room to relocate it. By collaborating with trusted subcontractors and reimagining the layout creatively, sdPM orchestrated an expanded kitchen design seamlessly integrated into a full interior and exterior remodel.
Clients achieved their dream kitchen and open floor plan—all while staying within budget.
sdPM proactively included the relocation of the stove's gas line and the installation of a new structural ceiling beam—necessary for the open floor plan—in the initial bid, even while the clients were still undecided. By quoting the broader scope upfront, the owners were empowered to make informed decisions about their budget, avoiding any unexpected costs.
